    Intial Client Meeting

    Design Phase

    Conceptual Design: Develop initial design concepts and ideas based on client input.

    Detailed Design: Create detailed architectural plans, including floor plans, elevations, and specifications. This phase often involves collaboration with engineers and other specialists.

    Consultations: Engage with local authorities and other stakeholders to ensure design compliance with regulations and standards.

    Consent Phase

     

    Resource Consent: For many projects, especially those involving land use changes or significant alterations, you’ll need to obtain a Resource Consent from the local council. This assesses environmental impacts and compliance with zoning laws.

    Building Consent: Obtain Building Consent from the local council. This ensures the design complies with the Building Code and other regulatory requirements. The consent process involves submitting detailed plans and specifications.

    Approval: Once consents are granted, you can proceed with the project.

    Build Start

    Contract Signing: Finalize and sign contracts with the builder or contractor. This includes detailing the scope of work, payment schedules, and any other terms and conditions.

    Site Preparation: Prepare the construction site, which may involve demolition, excavation, or clearing.

    Construction Commencement: The builder starts work according to the approved plans and consents

    Build Completion

    Construction: The project is completed in stages, often with inspections at various points to ensure compliance with plans and codes.

    Final Inspection: Once construction is complete, a final inspection is carried out to ensure everything meets the required standards and the Building Code.

    Code Compliance Certificate (CCC): After a successful inspection, the local council issues a Code Compliance Certificate, confirming that the building complies with the Building Code.

    Handover: The completed project is handed over to the client. This may include a walkthrough to ensure everything is in order and addressing any final adjustments or touch-ups.

    Post-Completion

    Maintenance and Warranty: Discuss any maintenance requirements or warranty issues. Snaglist period which defects need to be addressed.
